Features
What’s built, and what’s next.
EliteRent is in early access for North Carolina and Florida landlords. Here’s the honest picture — what you can use now, and what’s on the roadmap. Nothing below is marketing vapor: if it says coming, it isn’t built yet.
Multi-property portfolio
Properties, units, tenants, pets, and leases from day one — with live legal validation on money fields and portfolio-wide or per-property views.
Bank feeds on your bank
Connect the accounts you already use (NC SECU first) and EliteRent reads balances and transactions read-only. It never asks you to move your money.
Rent matching
Each deposit is matched to the right unit and month — paid, partial, late, or missed — across multiple accounts, learning your descriptors as it goes.
Late-fee assist
When rent is late, EliteRent shows the North Carolina cap math and offers a generated notice. It never auto-charges and never double-charges a period.
Real accounting core
A seeded rental chart of accounts, bank-feed bookkeeping with AI category proposals you confirm, receipt-photo OCR, manual entries, and reconciliation.
Schedule E & CPA package
Per-property Schedule E plus a tax package: P&L, GL export, receipts index, mileage log, depreciation schedule, and 1099 summary — traceable to the penny.
Reports that tie out
P&L, cash flow, category trends, and rent roll — portfolio and per-property — with every figure traceable to the rows behind it.
Tasks & playbooks
Recurring maintenance packs, lease T-90/60/30 reminders, and event-triggered playbooks (turnover, move-out, move-in) that materialize the right task at the right time.
Rental applications
A public application link per vacancy — no tenant accounts — with a fair-housing-safe form, side-by-side compare, and one-click convert to tenant + draft lease.
Lease & notice generation
Generate leases and notices from your lease record with statutory validators (deposit caps, late-fee limits, disclosures). NC is live; Florida is in early access.
Proactive digests
A weekly digest and monthly close, written from your real numbers, plus alerts for late rent, expiring certs, unreconciled months, and new applications.
Ask EliteRent, with receipts
A command palette to navigate, quick-add tasks, and ask questions in plain language — every answer links to the transaction, document, or record behind it.
Document vault
Upload leases, receipts, insurance, and vaccination records; EliteRent extracts key dates and finds documents by meaning, not just keywords.
Depreciation (lite)
Mark expenses as CapEx and EliteRent posts straight-line depreciation into Schedule E line 18 — labeled as estimates your CPA confirms.
Market Pulse
Cited local market trends and new-development / rezoning watch for each property — every statement links to its source.
Renewal advisor & pricing
Rent-vs-market drift alerts and a suggested renewal rate computed from comps and your vacancy-risk tolerance, with the tradeoff shown.
Tenant screening
Applicant-initiated credit / criminal / eviction screening with FCRA adverse-action letters when a report drives a decline.
Deal Analyzer
Underwrite the next purchase — projected cash-on-cash, cap rate, and cash flow benchmarked against your live portfolio numbers.
CapEx reserve forecasting
A component registry (roof, HVAC, water heater) projecting replacement windows and a suggested monthly reserve, overlaid on cash-flow.
Inspections with photo compare
Move-in / move-out photo comparison feeding a deposit-itemization worksheet you confirm line by line.
Logged tenant comms
Templated tenant emails — reminders, maintenance updates, notices — logged to the tenant record without any portal.
1099s, mileage & mortgage
$600 contractor alerts with W-9 chase, a mileage quick-log into the tax package, and mortgage interest split into Schedule E.
SMS & push
Text and web-push alerts with channel preferences and quiet hours, alongside the P0 email digests.
